Dubai South awards AED 2 billion contract for development of 'Hayat' project

Dubai South Properties has awarded a AED 2 billion contract for the development of multiple phases of the 'Hayat' project, a luxury master-planned community spanning 10 million square feet.

Construction is set to commence in the second quarter of 2026, with the initial phases expected to be completed by 2028.

Mohammed Abdulmohsin Al Kharafi & Sons has also been appointed by Dubai South Properties for the development of the project, which was previously launched in 2025. 

Strategically located near the Al Maktoum International Airport, 'Hayat' is planned as an integrated community that supports balanced living through a well-designed environment and a comprehensive range of wellness-inspired amenities.

It will feature approximately 2,500 residential units, including a variety of townhouses, semi-detached and standalone villas, mansions, as well as apartments, and hotel apartments, with layouts ranging from one- to five-bedroom units.

The development will feature a wide range of wellness-inspired amenities, including lush parks and shaded walking trails, family play zones, outdoor recreation areas, fitness and wellness facilities, community pools, landscaped gardens, and dedicated relaxation and gathering spaces.

The master plan also includes a community mall and retail boulevard that will offer a mix of shops, cafes, and essential services, alongside lagoons and a scenic community lake.

The location of the community connects to several major roads, including Al Maktoum International Airport, Sheikh Mohammed bin Zayed Road, Emirates Road, Jebel Ali Free Zone, and Dubai South Free Zone. 

“Through this development, we are focused on creating a well-balanced community that combines quality living, connectivity, and lifestyle-driven amenities, while reinforcing Dubai South’s position as a key destination for residents and investors,” said Nabil Al Kindi, Group CEO of Dubai South.
